Property Management No No’s

Whether you are a property manager, facilities manager or building owner, there are some key mistakes you want to avoid. Avoiding the below “don’ts” may seem easy enough, but a reminder is always helpful. Don’t delay, start today!

DON’T put together a makeshift lease agreement. Make sure to draw up a lease with your attorney to ensure it complies with local and state laws.

DON’T hire new contractors and technicians every time. You want to create a relationship with the contractors or technicians. Shopping around for the best price will cause headaches and more time in the long run. Find someone local and reliable, create a relationship and stick with them.

DON’T let tenants do their own maintenance or make their own repairs. No one knows your property like you do. By controlling the process, you make sure the right people are hired for the right job. Allowing tenants to handle their own maintenance and repairs could lead to further damages, even more repairs and could leave you liable for damages or injuries.

DON’T fail to perform routine inspections and repairs. Scheduling preventative maintenance on your facility’s equipment is key. You will have to leave room in the budget for upfront costs, but in the long run it will save you from dealing with costly replacements. Routine inspections can help spot problems before they become a big issue. If you haven’t already scheduled regular inspections for your facility’s equipment call Continuum Services at 248.286.5200.
