Maintenance Technician Position Summary
Under direct supervision, the Building Maintenance Technician maintains a high quality, polished and neat appearance throughout all common areas of the properties.
Required Experience for Maintenance Technician:
- 3 years minimum of experience.
- Must have general maintenance and operations experience with basic understanding of electrical systems, plumbing, roofing systems and pipefitting, and landscaping and interior maintenance and repairs as applies to retail property.
- Familiarity with preventive maintenance related to above systems.
- Knowledge of general building maintenance and repair including but not limited to, doors & locks, lighting, and carpentry.
- Ability to read and understand blue prints and control diagrams
- Must have excellent diagnostic skills as related to building systems
- Experience with standard office computing systems including Word and Excel.
- Great written and oral communication skills.
- Excellent driving record required.
- Must be able to life 50 pounds.
Primary Responsibilities for Maintenance Technician:
- Inspection of mechanical equipment.
- Log operating conditions of equipment.
- Prioritize and complete assigned work orders.
- Coordinate work activities of contractors, and assist them with isolation of building systems as necessary.
- Monitor contractors for proper workmanship.
- Maintain the buildings mechanical equipment via preventative maintenance program.
- Coordination with property manager on maintenance issues, work orders and tenant relationships.
- Available for after-hours scheduled and emergency maintenance and response functions.
Other Requirements for Maintenance Technician:
Essential Physical Abilities:
- Ability to climb up and down stairs and ladders.
- Ability to lift 50 lbs. or more.
- Ability to work standing all day.
- Ability to access remote work areas, i.e., crawl spaces, roofs.
- Ability to use of olfactory, auditory and visual senses.
- Ability to utilize full manual dexterity (i.e. sitting, squatting, bending, crawling, kneeling, lifting, walking, manipulating tools with limbs extended).
